Just needed a place to blow off steam, frankly. It is what it is. Even Nik's grumpy old man insults are sort of comforting in a "leveling you out" sort of way. I personally think somewhere between the two appraisals is the "valid" value based on the area and price history of similar homes in the neighborhood. I am within my rights to walk away and I'm exercising those rights, end of story, and my hand money is coming back to me. I'm out the inspection money, but I guess that's the price of doing business, for better or worse. I don't have this odd obsession with "value" Nik seems to have. I know what I can get for that house or one similar in rental, even if I move out of it, and the chances of me ever selling the house again were minimal. Given I'm not opening my personal finances and situation to him and only giving the details of the sale, his stance is perfectly reasonable.

Give you said it's like 5 hours away, unless you want to pay someone to manage it, I say sell high. If you're close enough to keep tabs on it yourself though, I'd probably rent as you can rent houses for far more monthly than a standard mortgage payment, at least around here. It's why I'm buying in the first place. I want a house and I'm not paying twice what a mortgage payment is to not own the house eventually. That will probably be met from Nik with disdain and ridicule validated by some sage wisdom he heard from some old trick down in Naw'lins, but that's my hot take.

Problem with renting out is that you also have to fix stuff and I've seen a lot of people leave houses messy and damaged when they move out. I'd go with selling it, if you don't need the money then BOOM! Kid's college fund. >.> But if you're listening to my (or anyone in Ni's) advice, you have bigger problems than what to do with a house.
